New interest from commercial developers led the property owners to request rezone to general business to enable hotel and other commercial development. Ben said the landowners and petitioners seek the change to reflect the parcels’ current market uses.
Rob (staff counsel) read Ordinance 02/2025‑13 for rezoning related to petitioner Kushi Ashi Hospitality LLC and Ordinance 02/2025‑14 for petitioner Sunrise 7 Real Estate LLC. Rob said the planning commission had reviewed the requests and forwarded favorable recommendations. Councilors had no substantive questions and, after a brief public comment period with no speakers, each ordinance was approved on vote.
Ben displayed site maps and explained each parcel’s location relative to the Shell station on State Road 32. Staff noted one parcel is already under contract for a hotel and another has a pending commercial purchase. The rezonings take effect upon adoption and amend the official zoning map.
