Planning commission approves preliminary site plan and council referral for Fire Station No. 11 with setback waiver request

The Livingston Parish Planning Commission granted preliminary approval on Jan. 8 for a proposed 8,000‑square‑foot Fire Station No. 11 for Livingston Parish Fire Protection District 4 and separately approved forwarding a requested setback waiver to the parish council.

Vincent Orlando of Quality Engineering presented the plan for the station, which the planning department and engineering staff said had addressed prior comments. Commissioners discussed site layout and access; Morgan (staff) noted a pipeline and other constraints that influenced the building’s placement. The applicant requested a reduced setback for the station (the applicant asked for a reduction to a 10‑foot side setback where 25 feet is standard) and provided a letter from the neighboring property owner supporting the request.

Because a waiver of the fire-department setback requires council approval, commissioners voted to redact the recorded roll-call results of an earlier item and then voted to forward the waiver request to the parish council. Commissioners also approved the preliminary site plan itself to allow the project to move forward to construction-plan submittal and to council consideration of the waiver; staff said a separate council action is required before the waiver can be finalized.

Commissioners recorded unanimous roll‑call votes on the preliminary site plan and later on the motion forwarding the waiver request to council. Planning staff said final approval and permitting steps will follow engineering sign-offs and council action on the waiver request.
