City Planner Dan Lick said the proposal would subdivide roughly 72 acres into 72 single-family lots and rezone the property to an R-5 single- and two-family district consistent with nearby Martin Farms. He told the council the plat complies with the city’s comprehensive plan guidance for the West Seward District and that the developer had provided analysis showing Shoreland Overlay density limits were satisfied under Minnesota rules. “The proposed zoning is R-5 single and 2-family zoning district consistent with, basically, the lot standards that exist to the west in Martin Farms,” Lick said.
