The Bedford County Board of Supervisors voted unanimously Wednesday to approve two special‑use applications allowing recreational vehicle and boat storage in separate locations, subject to conditions from county planning staff and the Planning Commission.
Abigail Currington of the county division of planning presented both applications. The first application, filed on behalf of an applicant listed on the agenda as Dennis (last name transcribed variably), concerns a 0.47‑acre parcel at 13315 Stewartsville Road. Planning staff recommended approval with conditions that include general conformance with the applicant’s concept plan, site plan conformance with ordinance standards, requirements that any changes increasing impacts to adjoining properties require an amended permit, full screening of the storage yard from public view (acceptable materials listed), and a 10‑foot planting strip adjacent to the right of way designed not to obstruct the existing entrance or parking.
“After closing the public hearing, the Planning Commission held a brief discussion and recommended approval of special use application SU250002, subject to staff conditions by a vote of 7 to 0,” Currington said. The board approved the resolution (R051225‑04) on a motion by Supervisor Johnson, seconded by Supervisor Tuck, with roll call votes recorded as yes from Johnson, Tuck, Bainsley, Parker, Sharp, Davis and the chair.
The second application was for a 9.82‑acre parcel adjacent to 1217 Stony Ford Road in Moneta, filed by James and Tricia Gates. The Gates’ concept plan showed 69 storage spaces each 50 by 12 feet. Planning staff recommended approval subject to standard site plan conformance and conditions; the Planning Commission added an extra condition limiting the approved use to storage only. The Planning Commission’s additional conditions require the storage area be fenced, a 100‑foot buffer with existing vegetation remain between the storage area and adjoining residential uses, and that sales or service of RVs and boats be prohibited. The applicant confirmed at the meeting that they intend to operate storage only. The board approved the resolution (R051225‑05) on a motion by Supervisor Tuck, seconded by Supervisor Johnson, by a unanimous vote.
Planning staff noted the applicant for the Gates property did not provide detailed lighting information on the concept plan and that final lighting details will be part of site development plan review. No citizens spoke during either public hearing.
Both approvals include conditions requiring conformance with county ordinance standards and require amended permits if site layouts change in ways that increase impacts on adjacent properties.
