Zoning board OKs additional signs for Ross Dress for Less at Greenfield Road center

The Southfield Zoning Board of Appeals on April 1 approved variances permitting Ross Dress for Less to install a larger primary wall sign and two small oval logo plaques at 23675 Greenfield Road.

Allied Signs, representing Ross Dress for Less and the property manager Solo Company LLC, requested a waiver of wall sign area (307 square feet proposed; 200 square feet permitted; variance 107 square feet) and permission for a total of three wall signs (one main wall sign plus two 8-square-foot oval logo plaques) where the code allows one wall sign per tenant.

Richard Atto and Bob Buongiorno of Allied Signs described the site as set back about 340 feet from the road with a 105-foot storefront and said the additional plaques improve identification and wayfinding for motorists in the parking lot. City staff’s findings note the property (Sidwell parcel 762425401018; middle tenant of an approximately 65,000-square-foot commercial building) is in the B-3 General Business District and concluded the requested relief is consistent with the storefront design and would not adversely affect adjacent properties or traffic safety.

Molly Malone of the Southfield Downtown Development Authority again spoke in favor, saying the new tenants should help revitalize the plaza and draw customers to smaller nearby storefronts. Board member Miss Wilbert moved to approve the waivers with the condition that the appellant secure required permits and building-department approvals; the motion passed by voice vote.

The approved variances allow Ross Dress for Less to proceed with the proposed signage, subject to building-permit review and inspection.
