Coon Rapids City Council approved the final plat for the University Avenue Townhomes development at 10701 Butternut Street NW, adopting resolution 25-63 and attaching 14 conditions recommended by staff. The council voted to approve the final plat by unanimous voice vote.
City staff said this final plat is consistent with the planned unit development and preliminary plat the council approved in February and recommended approval with the 14 conditions listed in the staff memo; staff noted added conditions included a six‑foot PVC privacy fence on two sides. Council discussion acknowledged substantial prior public input and compromise during the review process.
Council members said they expect the project to add vehicles to Butternut Street and encouraged residents to call police if parking becomes excessive. Council member Carlson moved to adopt resolution 25‑63 approving the final plat with the listed conditions; Geisler seconded the motion and the council approved it.
Councilors expressed hope the townhomes will be a good fit for the neighborhood and said staff and the developer had responded to many resident concerns during the review. The decision completes the land‑use approvals necessary for the project to proceed under the conditions adopted by council; construction timing was not specified at the meeting.
