The Cranford Zoning Board of Adjustment voted unanimously to approve a front porch and a prevailing-front-yard setback variance for 18 Yale Terrace, allowing a covered porch to serve a newly relocated, elevated front entrance.
Owner Peter Kronrath told the board the house’s original entrance was below grade and repeatedly allowed water into the house; as part of the interior renovation the family raised the new front door to the main living level to avoid future flooding. Architect Daniel Ensign testified the existing front wall of the living room is located at 24.9 feet from the property line while the prevailing front yard setback along the street is 29.54 feet, so any covered porch off that face requires a variance.
Ensign described the proposed porch as approximately 5 feet 6 inches deep and 20 feet 10 inches wide (the width of the current living-room façade). He said the depth yields roughly 4½ feet of usable space after columns and railings, the minimum the design team considered acceptable. The porch will be open (columns and railing only) and will not be enclosed.
Board members noted the porch is narrow compared with other porches the board has seen and agreed the porch improves curb appeal and corrects an entrance location that previously allowed water intrusion. The board approved the variance by roll-call vote and included no special conditions beyond standard building-permit and zoning compliance; the board explicitly noted the porch will remain open rather than enclosed.
