Planning commission backs zone change to community business for Terry Homesites Lot 10

The Laramie County Planning Commission voted to recommend that the Laramie County Board of County Commissioners approve a zone change from MR (medium-density residential) to CB (community business) for Terry Homesites Lot 10, Block 2, located at 210 Williams Street.

Kate Bridal, associate planner, presented the staff report on behalf of Sunny Keene. The applicant identified in the record is Bailey McHenry of 210 Properties LLC; the application sought the zone change specifically to allow outside surface storage for refrigerated box trucks. Staff said the 0.17-acre parcel is adjacent to single-family residential lots to the northwest and south, and community business zoning to the east. The property is in the South Cheyenne Water Sewer District; staff said the current proposal requires only electrical service to the parcel and that future use of water or sewer would need review by the district. Public notice was provided by certified mail and a legal ad; staff reported no written comments from adjacent landowners.

Staff cited criteria in the Laramie County Land Use Regulations and concluded the application met the standards for a zone-map amendment; staff recommended approval with no conditions. The planning commission voted to recommend approval to the Board of County Commissioners on a roll call; Commissioners Stottle, Tafoya and Acting Chairman Watkins recorded affirmative votes.

Because the commission's action is a recommendation, final approval rests with the Laramie County Board of County Commissioners.
