Planners recommend rezoning of Cheyenne Irrigated Gardens parcel to mixed use

The Laramie County Planning Commission voted Jan. 23, 2025 to recommend approval of a zone change from MR (medium-density residential) to MU (mixed use) for the east half of Tract 20, Cheyenne Irrigated Gardens, located at 2118 Persons Road.

Planning staff told the commission that the 2.42-acre parcel is currently surrounded by single-family lots to the west and east, community-residential and small business uses to the north, and light industrial services to the south. The applicant seeks MU zoning to allow uses such as outside storage, service storage or indoor storage; staff said any commercial operation would require a subsequent site-plan application.

Staff (Sunny, associate planner) cited Section 1-2-103b of the county land-use regulations and Section 4-2-110 (mixed-use zone district requirements) in recommending approval, and reported that neighborhood notices were mailed and no written comments were received. The planning commission opened and closed the public hearing without public testimony. After a motion to recommend approval and a second, the commission called the roll and recorded affirmative votes; the item was forwarded to the Laramie County Board of Commissioners along with the staff findings.

The recommendation does not approve any specific commercial use or site plan. If the Board of Commissioners grants the zoning change, the property owner must submit a site-plan application before any commercial operation begins.

The commission record shows the matter will next appear before the Laramie County Board of Commissioners for final action.
