On May 6, 2025, the Lewisville Planning and Zoning Commission voted 6-0 to recommend that the City Council approve an alternative standard for a Starship Bagel storage structure at 1108 West Main Street in the Main Valley Shopping Center addition.
Planning staff explained the request as an alternative to the city’s buffer and façade requirements. Under the Unified Development Code, a non‑brick or non‑stone structure normally requires a 30‑foot landscape buffer; that buffer is reduced to 10 feet if the structure is brick or stone. Staff noted the existing structure is not brick or stone and does not currently have the 10‑foot buffer. The applicant proposes to bolt down a shipping container, add a veneer and a small roof to match the main building aesthetic, install a door and an ADA‑accessible ramp, and use the container for dry goods and packaging storage.
Staff told commissioners it had no objection and recommended approval to City Council. The commission recorded supporters Oren (Orin) Salomon and Jen Marville as attending the hearing. Commissioners asked whether 1585 Properties LLC owns the site; staff confirmed that the property owner is 1585 Properties LLC. Commissioner Francesca moved to approve; the motion carried, 6‑0. The item will be heard by the City Council on Monday, May 19, 2025, at 7:00 p.m., for a final decision.
