The Elko County Planning Commission approved a change of zoning (COZ25-8) for Vipom Angus Ranch LLC to permit creation of a 10-acre or larger parcel around an existing residence on a portion of APN 5390004. Planning staff described the site as remote, located off Maggie Creek Summit Road, and recommended approval with conditions requiring compliance with Nevada Revised Statutes and Elko County Code (including Elko County Code 4.22 for special lands districts).
Michael Andreozzi of High Desert Engineering spoke for the applicant and said the parcel would be created to provide a 10-acre parcel for a family member living on the ranch; access will be provided by an easement off the county road that runs through the property. Commissioners discussed map clarity and remote access; one commissioner noted the common financial reason for such splits—that banks often require a smaller parcel for financing.
A motion to approve the change of zoning with staff findings, conditions and recommendations was made and seconded; the commission voted in favor by voice vote and the chair announced the motion carried.
Staff noted standard deed language will be required in any conveyance to adopt the findings and conditions of approval. No public opposition was recorded.
