The Walton County Planning Commission approved Kings Lake Estates (project MAJ24-000033), a proposed subdivision of 42 single-family lots on about 21.2 acres in District 3.
Kelly Schulz, the staff reviewer, told the commission the site has a future land use of rural residential and zoning of rural village; the project was unanimously approved by the technical review committee and staff recommended conditions of approval. The development will use city water from Phoenix Springs; sewer is not available and each lot will use septic systems. The project will be subject to the county mobility fee when building permits are submitted.
John Henderson of Henderson Engineering said the project already has an ERP stormwater permit and that TRC had unanimously approved the plan. Commissioner Jim moved to approve; Commissioner Dean seconded and the motion carried on voice vote with no public comment recorded during the meeting.
