The Walton County Planning Commission approved a final development order for North Beach Self Storage (project MAJ24-00032), a proposed 61,500-square-foot mini-warehouse facility on about 3.5 acres at 6575 U.S. Highway 331.
Planning staff member Rosanna Edwards said the proposal, submitted by Baker Engineers LLC on behalf of the owner, would include about 460 storage units, on-site sewer connections when available with interim septic or dry lines, and a 295-linear-foot sidewalk buyout along Highway 331. Staff noted 71 square feet of on-site wetlands that would not be impacted and recommended conditions addressing stormwater and other technical comments.
Applicant Nolan Baker of Baker Engineers told the commission the project has obtained an ERP stormwater permit, will provide dry retention for stormwater (no wet retention), will avoid upward-directed lighting, and received DOT permits on the day of the meeting. Commissioners discussed traffic mitigation and whether recommendations from Eglin Air Force Base could be incorporated as conditions; staff confirmed those recommendations are reflected as conditions in the development order.
A motion to approve the final development order carried on voice vote. No public speakers addressed the application during the meeting.
