Zoning board approves modest rear addition at 1471 Main Street

The Town of Concord Zoning Board of Appeals on March 13 approved a special permit allowing a modest rear addition at 1471 Main Street that increases the gross floor area by 284.5 square feet.
Counsel for the applicants, Jonathan Silverstein, told the board the applicants reviewed alternatives and concluded the only viable change was a small rear bump-out that is not visible from the street. "It's an old house to sort of make it modern and usable," Silverstein said, explaining the project adds a primary bedroom suite and a more usable kitchen and family room.
The application asked for relief under zoning bylaw sections 6.2.13 and 11.6 to exceed the maximum floor-area ratio by about 75 square feet. Architect Elise Stone described constraints inside the house—central chimneys, staircases and preserved trim—that limited options for reconfiguring interior space without the addition.
No members of the public spoke for or against the proposal during the hearing. Board members said the overage was modest and consistent with prior approvals for similar situations. The board then voted to approve the special permit.
The decision grants the owners the limited relief needed to proceed; board members noted the addition is at the rear of the dwelling and not readily visible from Main Street.
The board’s approval was a motion followed by a recorded aye vote.
