Properties committee forwards FY2025-26 property items, hears remodel and maintenance updates

Chair Kaye Williams opened the meeting and said, "Good morning. Welcome to the properties committee. I'm Kaye Williams. I am the chair." The committee voted by consensus to file the March 6 minutes as written and to forward the committee's portion of the proposed fiscal 2025–26 budget to the Governing Board workshop with no changes.

The committee introduced Dave Johnson as the new capital projects manager; Johnson gave the committee a rundown of current and upcoming projects. He said the Silver Craft Room remodel contract has been executed, materials are being procured and the work is tentatively set to start in June with an estimated 12-week timeline. Johnson told the committee the cabinet work for that project came in under budget and "with all cabinets included in the scope."

Johnson said plans for the Lizard Acres Pub remodel have been reviewed by staff and are being updated by the architect; the plans will be submitted for fire and county building plan checks and the project is also expected to have about a 12-week timeline once work begins. At RH Johnson, Johnson reported staff finished lecture-hall stage monitors and an AV cart and completed an asphalt repair on a walking path and maintenance on the softball-field turf.

Separately, staff reported exterior painting at Beardsley is about 20% complete and that Palm Ridge will close all pools on April 10 so contractors with acoustic leak detectors can pressurize the E SPA plumbing and locate a suspected leak; staff said a repair quote will follow after the leak is located.

Committee members also raised ongoing equipment problems in the Palm Ridge fitness room. A committee member reported several machines gone long enough to concern regular users; staff said at least one machine has been down for roughly six weeks while a replacement part awaited shipment. Committee members were told that Russ, the pool and fitness room equipment supervisor, and Sabrina, the staff member responsible for purchasing, will follow up with members and vendors.

On the proposed fiscal 2025–26 budget, committee members reviewed the materials that had been circulated in advance and were told there were no changes to the pages under this committee's purview since the last meeting. The committee reached consensus to forward the presented capital projects, repair-and-replacement items, and golf projects listed on the materials to the Governing Board workshop without amendment.

Staff noted next steps for the projects that require external approvals: Lizard Acres Pub plans will be submitted to the Arizona fire authority for plan check and to the county for building plan review before work can proceed. The committee did not adopt any new projects or authorize additional expenditures beyond those already in the presented materials.

The meeting closed with instructions that staff will follow up on the gym-equipment repairs and will return updates to the committee as available.
