Zoning board approves Major Holdings change to wholesale/warehouse use at Lakeview Avenue site

The Clifton Zoning Board of Adjustment on Feb. 19 approved an amended application from Major Holdings LLC for 61 Lakeview Avenue that changes a previously proposed office use to a wholesale/warehouse use. The board first voted 7-0 to hear the amended application and then, after testimony from the applicant’s architect and planner, approved the application 7-0 with several stipulations.
Attorney Dominic Einrell and architect Michael Capo presented the change in use. The applicant said the new tenant would operate as a business-to-business wholesaler (no retail to the public) and that deliveries would be by vans or small box trucks; the applicant agreed at the hearing to limit truck sizes and to expressly prohibit 18-wheel tractor-trailers from using the site.
The board’s approval included the following conditions or stipulations: the owner will power-wash or paint and generally improve the building façade facing the parking lot; the owner will provide landscaping per the planning/landscape detail in the plan; the owner stipulated to limit deliveries to smaller box trucks and vans (no large tractor-trailers); no retail sales to the public will be allowed at the site; final details on landscaping and façade work are subject to resolution compliance.
Commissioner O'Connor moved to approve the application with those stipulations; Vice Chair Molnar seconded and the motion passed 7-0 in roll call. The board’s planner and engineer indicated compliance with standard technical comments would be required before resolution compliance and permit issuance. The applicant noted the plan reduces the site’s parking requirement compared with a full office program and that the proposed wholesale use produces lower parking demand than some prior office proposals.
