Attorney Dominic Iannurello introduced the application for BYA Ave, LLC. Architect Christopher Farnum described the layout as a typical coffee shop with a point‑of‑sale counter, multiple seating types and a pickup area. Farnum and counsel said the business expects weekday and weekend hours beginning at about 7 a.m. and closing around 11 p.m., seven days a week, and anticipates roughly three employees per shift.
Board planner comments focused on the trash enclosure and compliance with signage rules; the applicant stipulated to a decorative refuse enclosure that matches the building’s façade and to signage that conforms to ordinance limits. Commissioner O'Connor moved to approve with those stipulations; Commissioner Braid seconded. Roll call was unanimous in favor.
The board recorded that signage must comply with Clifton’s ordinance (maximum projection from face, permitted illumination) and that the decorative refuse enclosure must include a gate and materials to match the storefront treatment. The motion passed in roll call with all seven voting members recorded as yes.
The project will proceed with required building permits and any applicable health‑department approvals for food preparation.
