Council approves QuikTrip use permit for convenience store and gas station at MC 85 and Australia Parkway

The Goodyear City Council voted 7-0 on Feb. 24 to approve a use permit for a QuikTrip convenience store and gas station at the southwest corner of MC 85 and South Australia Parkway.
Justin Gabrielson, senior planner, described the project as a 5.13-acre development within a larger 15.19-acre parcel in the Australia Commerce Park PAD overlay. The proposal calls for a 5,300-square-foot convenience store, two fuel canopy areas—a 1,820-square-foot auto fuel canopy with 10 pumps (serving up to 20 cars) and a 2,600-square-foot truck fueling area with three semi-truck bays—49 parking spaces and a shaded pedestrian corner feature, Gabrielson said.
Staff recommended approval subject to stipulations that specifically prohibit truck-stop travel-center facilities and services beyond the semi truck fuel pumps and that bar on-site semi-truck and overnight parking. Planning and Zoning had forwarded the request 7-0 to council with the recommended stipulations. Gabrielson told council that postcards were mailed to property owners within 500 feet and no public concerns had been submitted to staff.
Council members asked about potential traffic and future State Route 30 impacts. Katie (staff), responding to Councilmember Trey Terry, said State Route 30 lies south of the site and “the plans we have today it will not impact the current driveway locations or impact State Route 30.” Vice Mayor Campbell, who led questioning on site access and intersections, noted that ADOT and city staff reviewed the driveway and intersection and had no objections. Councilmember Cano said she supported the stipulations and the approval.
Council discussion also covered planned roadway widening projects in the corridor; staff said a separate CIP project is progressing to widen MC 85 and Estrella Parkway and that staff is coordinating with QuikTrip on potential road development impacts.
The council approved the use permit by a 7-0 vote.
