The Planning Board approved SD002‑25, River’s Edge Estates Fourth Addition, Wednesday, allowing Tract C (approximately 7.39 acres) to be subdivided into six lots ranging from roughly 0.9 to 1.6 acres.
Staff said the request met Title 17 requirements and required four standard conditions, including an amended flood note. The application did not require variances or right‑of‑way dedications, but lots 2 and 3 were noted as Type‑1 flag lots and direct access to an arterial (Badger Road) is prohibited.
Applicant Jeremy Starks of Stutzman Engineering told the board the request was a straightforward platting of acreage previously included in a larger subdivision; he said the parcel was ready for final platting and that the plan met Title 17 standards.
Board member Mr. Pitney moved to approve the plat with the four conditions; the motion passed on a 7‑0 roll call. The board’s approval notes appeal rights: decisions may be appealed to the Board of Adjustment by filing a written notice within seven days.
