Commission tables McKeever Road storage-site amendments after questions about site plans and buffers

The Planning Commission voted unanimously to table a request from Hometown Storage (3625 McKeever Road) to amend conditions of zoning to allow outdoor storage, U‑Haul rentals and an affiliated contracting office, after commissioners and staff identified discrepancies between approved concept plans, the land‑disturbance plan and as-built site details.
Owner representatives Tom Elliott and Charlie Hippel told the commission the changes would not add buildings, increase impervious surface, or change ingress and egress, and that outdoor storage and two U‑Haul trucks had been included in permitting reviews. “Outdoor storage was included as a part of plans that were submitted, in in obtaining our permit,” Elliott said, and he described U‑Haul trucks being staged in an unsecured front lot while additional units would be kept inside the secured area.
Neighbors and nearby property owners urged caution. William Oberholtzer, caretaker of an adjacent miniature-golf facility, said the project had evolved from an earlier concept and that the parking count and site layout had changed during permitting. Another resident asked for an assurance that a 200‑foot buffer along Pleasant Hill Road would be preserved and that there would be no access from Pleasant Hill Road; staff and the applicant confirmed the buffer and single McKeever access would remain.
Commissioners said more documentation was required to reconcile differing site drawings and to confirm whether landscaping and buffer plantings had been installed as required. One commissioner suggested tabling to allow staff and the applicant to bring a consolidated set of plans back to the board. The commission voted to table the application to the May 19 meeting and instructed the applicant to coordinate with staff on the outstanding items.
Until the matter is revisited, indoor self-storage operations may continue under the facility’s existing temporary certificate of occupancy; staff said the pending elements (outdoor storage and U‑Haul rentals) were the items needing final action.
