Planning Commission unanimously denies rezoning request for Yellow Creek campground

The Hall County Planning Commission unanimously denied a request to rezone 7127–02 Yellow Creek Road from Vacation Cottage to Planned Commercial Development for a proposed campground and event facility, citing compatibility and traffic concerns.

The applicant, Alon Rosner of Alpharetta, told the commission the plan would preserve open fields and tuck development toward the lake and that the project was intended to be modest: “It’s not to bring so much commercial activity to the area,” Rosner said, adding the proposal might be limited to “between 8, maybe 10 glamping domes” and occasional weekend events.

The decision followed more than an hour of public comment in opposition. Neighbors argued the rezoning conflicted with the county’s new comprehensive plan and would alter the rural character of the Yellow Creek peninsula. Greg Rutledge, who helped collect materials submitted to the commission, asked the board to “deny this application in its entirety” and said a Planned Commercial Development “shall provide for the maximum attainable commercial usage,” a prospect neighbors feared would permit larger commercial uses later. Other residents cited traffic safety on narrow, curving roads, late-night noise, trespassing, and potential environmental harm to lake-side trees.

Commissioners and staff raised similar concerns during discussion. After the public portion closed, a commissioner moved to accept staff’s recommendation and deny the rezoning; the motion was seconded and carried on a unanimous vote.

The commission’s recommendation will be forwarded to the Hall County Board of Commissioners for final action at its public hearing on Thursday, May 8, at 6:00 p.m. in the same room. The applicant was told to note the date if he chooses to attend the hearing.
