An application to rezone roughly 0.94 acres on River Oak Court and Spotted Owl Lane in the Mounts Corner/Durham Landing area from Planned Development Mixed Use (PDMU) to Rural Single‑Family Residential (R‑1R) received a favorable recommendation from Berkeley County Planning Commission members.
Staff said the parcel is currently unzoned within an empty PD and that much of the surrounding community has already been rezoned to R‑1R. Staff noted the parcel’s size is below the typical 2‑acre minimum for R‑1R but said converting the nonconforming PDMU status to R‑1R would reduce its nonconformity. The department recommended approval on that basis and noted that, if denied later, the parcel would remain in the PDMU district.
A motion to approve the rezoning was made and seconded by commissioners; the motion carried. No members of the public spoke in opposition at the planning commission meeting.
The recommendation will be forwarded to Berkeley County Council for final action.
