County contractors report Courthouse roof repairs largely complete; jail and punch‑list work remain

Contractor and maintenance staff updates to the Wagoner County Board of County Commissioners on April 7 showed the majority of roof repairs at the main courthouse have stopped active leaks, but additional work remains and the jail continues to show four active leaks.
Ed Owen of Roof Consultants told the board that the roofing contractor “has completed most of the punch list work” and had addressed the leaks that were reported in several offices, including the county assessor and county clerk offices. Chris Potter, the county maintenance manager, inspected the courthouse over the weekend and reported “All the offices, we have 0 leaks” in the main courthouse; he said the jail is a separate problem with “4 leaks over there.”
Owen and Potter listed outstanding punch‑list items for the contractor: restoring a removed electrical junction‑box cover on roof area K; adding TPL pads under wood sleepers supporting conduit on roof area P; replacing metal counter‑flashing on certain skylights; and sealing roof area P to collector heads. Owen said he would send the contractor an updated punch‑list copy to coordinate completion.
Commissioners asked about warranty documentation, the status of work at the jail, and whether temporary measures (tape/shrouding) had been left in place; staff said temporary coverings had been used and would be corrected when the punch list is finished. The board recorded a motion to receive the update and directed staff to follow up on the remaining items and warranty paperwork.
