Keller commission backs UDC change to allow alternative fire‑safety plans for single‑access remodels

The Keller Planning and Zoning Commission on April 22 recommended approval of a Unified Development Code amendment that allows flexibility from the residential sprinkler requirement for some remodels on single‑access roads, provided the city’s fire chief (or designee) approves an alternative plan that mitigates risks to life and property.

Chief Bobby Tatum of the Keller Fire Department described the proposed language as intended to balance life‑safety needs with practical flexibility for homeowners. Under current code, certain single‑access developments must install residential sprinkler systems; the proposed amendment retains the sprinkler requirement where appropriate but permits an alternative plan for existing dwellings undergoing remodels under 6,000 square feet.

“As proposed, an alternative plan may include, but not be limited to, adequate distance to the nearest fire hydrant, safe access for emergency vehicles to ingress and egress, and use of fire‑resistant materials or installation of early detection and notification systems,” Chief Tatum told the commission.

Commissioners discussed whether final decisions should include City Council approval to increase public transparency. Chief Tatum and staff noted that council considered the issue during recent work sessions and that council-level approval is part of the public, documented process when the amendment proceeds.

After discussion, the commission voted 7–0 to recommend approval; staff will forward the amendment to City Council on May 20 for final action.
