The Glens Falls Zoning Board of Appeals on March 31 approved area variance 25-00001 for tax map 302-15-5-9, commonly known as 47 Corgan Avenue, permitting a side-yard setback relief of 7 feet 5 inches from the 15-foot minimum requirement.
Colin Fuller of Ryzinski Hall Architecture, representing property owners David and Marybeth Chambers, said the project is a wrap-around porch intended to protect an entry door adjacent to the garage and to improve the home’s appearance. Fuller described the existing roof as a pre-existing nonconforming condition and said the proposed porch “provides protection for that side door” and would not extend closer to the property line than the current structure.
Board discussion noted that permeability on the site would remain unchanged, that there appeared to be no runoff issues, and that the request was not substantial because hardscape already existed in the area. A board member characterized the hardship as self-created but said that under local practice that factor alone does not bar granting an area variance. The board moved to approve the variance; a second was recorded and members voted in favor. The board classified this action for environmental review as a Type II action, requiring no further SEQR steps.
Fuller told the board that the owners had contacted neighbors and that the adjacent property owners had indicated they were “completely fine with it” per text messages shown to the applicant. The board closed the item and later adjourned the meeting.
Votes at a glance: area variance 25-00001 — approved (vote tally not specified in the transcript; the minutes record board members saying “Aye” and the chair stating, “Motion carries”).
