ZBA grants variance to relocate ice‑vending machine at 511 Route 28, cites site layout and fire‑lane access

The Grama Zoning Board of Appeals on Feb. 27 granted variance relief allowing a detached ice‑vending machine to be installed at 511 Route 28 in a location that requires two variances: relief for placement more than six feet from the principal building and side‑setback relief into the easterly side yard. The board also waived the requirement for a certified site/plot plan less than two years old.
Attorney Andrew Singer presented the revised plan for property owner Arthur Luke and explained that the applicant relocated the machine farther back on the lot — about 87 feet from Route 28 — after earlier concern about its visibility close to the street. Singer said the layout of drive aisles and an existing fire‑safety/trash access lane that serves the neighboring plaza makes placing the machine within six feet of the building operationally infeasible because that would block emergency access and delivery circulation.
Board members reviewed a landscape plan that included new plantings, a reconfigured parking layout with conforming spaces and a new arrival island. Singer and the applicant said the reconfigured plan will reduce the sea of asphalt, improve landscaping and enlarge the fire/access lane to the adjacent plaza.
After discussion, a motion to approve both variance requests and waive the plan-age requirement passed unanimously. The board asked for a draft decision from counsel for inclusion in the file.
