Economic development director reports 38 projects, $42 million in building value coming online

Matt Wavering, the City of Fate’s director of economic development, told the council on April 7 that the city has 38 commercial developments in various stages, representing about 365,000 square feet and roughly $42 million in estimated new building value expected to reach the tax rolls within six months.
“We are a newer growing city, and we are a developing suburb of Dallas,” Wavering said in his presentation. “Masterpieces take time,” he added, characterizing multi-stage commercial projects and the long development cycle.
Wavering described the staged process of development: master land developers who secure entitlements and infrastructure, sector developers who build retail/office/industrial projects, and lot builders who deliver rentable buildings. He walked council members through major corridors and highlighted projects including a 7-Eleven under construction at FM 66 and Ben Payne, speculative retail at Woodcreek, a 15,000-square-foot retail/restaurant development at Avondale Shopping Center and multiple daycare sites being planned.
Wavering said projects already under way include Chipotle (near Fate Village) and Panda Express (dirt work observed), car dealerships that recently received certificates of occupancy, expansion of AutoZone (expected Feb. 1, 2026), and several strip centers and restaurants. He also reported progress downtown: a new co-working space, the Hub at Fate Station, has opened and is down to 12 private offices with nine occupied after one month.
The director emphasized that the active-projects map on the city website (fateTX.gov) shows status tags such as “planning review,” “building review,” “site work,” and “stalled project,” and he encouraged the public to consult that page for up-to-date project statuses. No formal council action was taken on the update; Wavering said he will present the report quarterly and that the materials are published on the planning and development page for public download.
