Council approves rezoning of 905 West Court Street to Neighborhood Commercial

Pam, planning staff, explained the lot contains an existing house and a detached structure and described split-zoned properties as common where commercial zoning abuts older residential lots. The owner requested the rezoning to eliminate split zoning, make the existing residential use a legal commercial-zone use and allow future conversion to lower-intensity commercial uses under the neighborhood commercial rules.
Pam told council the Planning and Zoning Commission recommended approval. Council members asked whether the property is a registered historic structure; staff said it is not. The owner has discussed options with planning staff, including whether living on the property would require a special-use permit if commercial use starts.
Councilmember Biesenbach moved to approve the rezoning; the motion was seconded and carried on a voice vote.
