Final plat clears way for Host Station 7 to buy adjacent parking lot; owner pledges future improvements

Plan and Zone Commissioners on March 18 forwarded final plat F25-04, allowing a 1.7-acre parcel near Fourth and Fillmore to be subdivided so the Host Station 7 building at Fourth and Fillmore can acquire adjacent parking.
Chris Rogers, owner of Des Moines Restorations and co-owner of Host Station 7, described plans to operate the restored historic building as a lounge and special-events space and said he had negotiated purchase of the adjacent parking lot from a neighboring property owner. "Our intention is definitely to improve it and eventually, for sure, we're we wanna do something a lot more permanent," Rogers said, adding that initial work may include graveling and evening out the lot prior to a future permanent surface.
Staff recommended the final plat with conditions including a 15-foot utility easement along north and south plat lines and standard survey ties. Commissioners raised concerns about the current poor condition of the lot; staff said city code does not always require immediate hard-surfacing and suggested enforcement or voluntary improvements can be pursued. Rogers said he planned interim repairs and eventual full parking improvements.
The commission voted to forward the final plat with the recommended conditions to City Council; the developer and property owner will proceed with the sale and subsequent lot improvements subject to code and future plans.
