The Zoning Advisory Commission approved a final plat to subdivide the property at 380 Cedar Cross Road into three parcels and recommended waivers that would allow two of the parcels to be served by an access easement instead of street frontage.
Joey Callan of Callan Construction told the commission the company intended to split the existing property into three lots to match a phased development plan. “We are looking to subdivide the current property into 3 separate lots, according to the phasing of our development plan,” Callan said.
Staff explained the planned phasing: Lot 1 would contain Buildings 1 and 2 and a detention basin for phase 1; Lot 2 would contain Buildings 3 and 4 for phase 2; Lot 3 would contain Buildings 5 and 6 plus clubhouse and amenities for phase 3. Staff noted lots 2 and 3 would not have street frontage, so the applicant requested a waiver of the Unified Development Code (UDC) requirement that all lots have frontage along a public or approved private street. The plat establishes an access easement to provide access to Cedar Cross Road for all three lots.
A motion to approve the subdivision and to waive the street frontage and street furniture requirements carried on a roll-call vote recorded as: Russell (Aye); Christ (Aye); Freustat (Aye); Lorman (Aye); Mulligan (Aye). Staff indicated the item will proceed to City Council on March 17 for final action.
The commissiondecision approves the plat subject to the conditions discussed; subsequent phases must comply with site-plan review, stormwater, and other engineering requirements during the development-review process.
