The Waterloo Planning & Zoning Commission approved a site plan amendment April 8 permitting 3 Stooges LLC to build a 50,400-square-foot office-warehouse in the M2P Planned Industrial District at the southeast corner of Leversea (Liberty) Road and Warp Drive.
Staff reported the project is consistent with the comprehensive plan and future land-use map and said the proposed building “would not appear to have a negative impact on the surrounding area” and that it is compatible with nearby industrial development. The updated materials submitted to the commission showed additional parking beyond the staff report and a gravel storage area behind the building. Engineering asked that driveways be aligned with driveways across Warp Drive; staff said engineering will review final site plans.
Applicant Chris Fischels of 3 Stooges LLC said the firm built a similar building nearby and expects to follow a similar driveway and loading configuration to accommodate semi-truck deliveries. The commission approved the site plan amendment with the condition that the final site plan meet all applicable city codes and regulations, including parking, landscaping, screening and drainage.
The motion to approve included the standard city-code condition; commissioners noted engineering will review driveway alignment and other technical details during final site-plan review.
