The Fredericksburg Historic Review Board on April 8 approved a certificate of appropriateness to convert an existing rear garage at 2025 Crockett Street into living space and to build a covered outdoor entertainment area.
Board Chair David Bulli opened the item and staff member Shelby reviewed the application, saying staff first learned of the project in 2024 and that the main residence has been remodeled. Shelby said the property’s garage is about 440 square feet and that the proposed outdoor covered area is about 276 square feet with a standing‑seam metal roof and an outdoor fireplace of about 12 feet in height. Shelby recommended approval, noting the garage “does not appear to be a significant resource” and that the conversion is “consistent with the evolution of the property.”
The applicant’s representative said the project team is receptive to staff suggestions and intends to follow the certificate requirements. Board members discussed trim and window frame color; Shelby noted the packet showed both black and white window/frame options and that staff had no objection to black frames after review.
Board member motioned to approve the application as presented, including demolition/reconstruction of a carport structure on the rear of the lot as shown in the supplemental materials. The motion passed by voice vote; the board recorded approval.
The board and staff reminded the applicant that issuance of the certificate does not replace building permits and that construction must follow city permitting requirements. Chair Bulli closed the item by wishing the applicant luck on the project.
