The Airmont Planning Board opened a public hearing on a revised application for a yeshiva and associated site changes at 83 Campbell Ave. on Jan. 23, 2025. The applicant presented a revised proposal that would demolish several outbuildings and construct a new building with an attached gym and a caretaker’s residence on a parcel that includes a pond and wetland buffer.
The applicant described a three-story building footprint and a gym of roughly 3,000 square feet, with on-site parking and circulation for passenger vans rather than school buses. The applicant said the school currently serves a small enrollment and that the proposed facility would accommodate up to 100 students, with a maximum of roughly 7–8 vans for arrivals and departures.
Several nearby residents spoke during the public-comment period. Neighbors raised concerns about: the scale and height of the proposed building (several said it would be visible from their homes), potential noise and activity tied to teenagers and drop-off/pick-up operations, the loss of open space alongside wetlands, and the adequacy of screening and buffers. Speakers requested additional tree/landscape screening and asked for guarantees the facility would not be rented for events.
Village staff noted outstanding technical reviews requested from county and village agencies (drainage, highway, Veolia/utility, Rockland County Health and sewer district). The board classified the project as an unlisted action under SEQRA and directed staff to circulate a notice of intent to be lead agency. The hearing was adjourned and continued to the planning board meeting on March 27, 2025, to allow for coordinated agency review and to give the public additional opportunity for comment.
