Commissioners approve variance and preliminary plat for Jump Plaza Subdivision with conditions

The Flathead County Board of Commissioners approved a variance and the preliminary plat for Jump Plaza Subdivision, a proposed four- or five-lot industrial subdivision near 2655 Highway 2 East in the Evergreen zoning district.
Planner Larissa Van Reet summarized the proposal and agency comments, saying the subdivision is about 52 acres, would be served by individual wells and septic systems, and includes a requested variance to relocate a required 15-foot pedestrian and bicycle easement from the Highway 2 frontage to the internal subdivision road. Van Reet explained that Road and Bridge requested the pedestrian/bike path be routed back toward Highway 2 within the subject property so adjacent properties can pick it up and to reflect future traffic patterns. The Glacier Park International Airport requested a notice on the face of the final plat alerting buyers to low-altitude aircraft activity.
Commissioners debated the variance and findings, then approved the variance after adding the road department's requested language. The board amended findings 10, 17 and 18 to reflect the change and approved the preliminary plat as amended. Conditions enumerated by staff require that wetlands and 100-year floodplain areas be shown as no-build zones; an approved weed-control plan; review and approval of water and wastewater by the Flathead City-County Health Department and Montana DEQ; a stormwater management plan; recorded easements for access; a road maintenance mechanism for internal roads; an approach permit from Montana DOT for Highway 2 access; and a statement on the final plat about airport approach paths.
Larissa Van Reet (Planner) read the findings and noted the variance met the subdivision regulations’ criteria because relocation would improve user safety and align with physical constraints from the adjacent railway and highway. The board voted to approve the variance and the preliminary plat by voice vote. The approval moves the project to final-plat requirements and conditions before recording.
