The Rye Brook Planning Board set a public hearing for May 8, 2025 to consider an amended site plan for 35 Meadowlark Road that proposes a second-floor addition, a side two-car garage, a new front porch and a relocated driveway intended to improve sight lines and reduce impervious coverage.
During the presentation the applicant explained the revised driveway will shift the vehicular entrance slightly north of a utility pole so drivers can back out from a garage and exit the property in a single maneuver rather than backing onto the road. The board and staff also requested updates to the landscaping plan to prioritize native species and increase screening height along the new turnaround.
A resolution read into the record directed the applicant to comply with the village’s public-notice rules and set the hearing for May 8 at 6:30 p.m. in Village Hall.
Ending: Planning staff asked the applicant to submit an updated landscape plan (staff suggested native species such as oak-leaf hydrangea as an option) and to confirm that the relocated driveway avoids utility easements and meets inspector comments; the board agreed to review public comment at the May hearing.
