Financial terms stated in committee: staff reported an annual rent of $721,200 in the current term and $742,800 proposed for the next year, which staff described as a monthly increase from $60,100 to $61,900. Counsel said the 3% annual escalator applies after the first year.
Counsel and staff noted the lease is effectively 5 years for the landlord’s purposes but includes the district’s two‑year exit; counsel recommended agreeing to that structure so the district retains a short-term home while the new building is finished. Counsel confirmed the lease draft attached to the agenda is close to final but remains under negotiation on some repair clauses.
