Planning staff explained the proposal from applicant Raesch (Raes) Townsend to demolish the existing building and place a modular home with an accessory office. The Zoning Commission had unanimously recommended approval with conditions: limit impervious surface to 75% of lot area, plant four trees, ensure on-site parking, and tie the conditional use to the current owner and use so the M-1 (light industrial) zoning retains primacy for nonresidential activity.
Applicant Raesch Townsend spoke in support, describing the proposal as an improvement to the property and saying it will support the adjacent shop-office work he has completed. The commission conditioned the permit on the Zoning Commission’s requirements and recorded a roll-call approval: Commissioners Bueller, Day, Hewitt, Rubes, Robertson, Spica and Terry voted aye.
City staff noted that the conditional permit answers the M-1 zoning concerns by making the residential use conditional and subject to renewal or review if ownership or primary use changes. The permit includes required landscaping, parking and limits on impervious coverage as set by the Zoning Commission.
