Belgrade planning board approves minutes, hears update on zoning code and upcoming projects

The City of Belgrade Planning Board on March 24 voted to approve the board minutes from its Feb. 24 meeting and received several staff updates on zoning and local development.
A board member moved to approve the Feb. 24, 2025, Planning Board meeting minutes; another member seconded, and the motion passed by voice vote.
Hayden Calduri and Catherine King reported that the city’s zoning regulation revisions are in final editing and staff plan to meet with Gallatin County commissioners and county staff in April before scheduling a public hearing before the planning board. Calduri said the revisions will appear soon on Be Heard Belgrade and that staff may schedule a special planning board meeting in May to focus solely on the zoning regulation if needed.
Staff said sign‑code amendments discussed previously (including matters raised about a Maverick sign) and several new subdivisions are expected in coming months, including an Ashton Meadows city subdivision. Calduri noted the city is asking applicants whether they prefer paper binders or digital submissions; staff will default to paper unless planners express a strong preference for digital materials.
Staff also briefed the board on commercial activity around Jackrabbit Crossing and West Post, including a probable Maverick fueling station expected to open "probably sooner than" September, a Rocky Mountain Car Wash planned nearby, and a large Ferguson warehouse (about 88,000 square feet) now under construction with potential for temporary subleasing. King said Rose Hours is moving through permitting and that the salvage yard burned site (A F and T) is nonconforming; staff are working on a cleanup and redevelopment plan.
Calduri said the local school district is preparing to return to voters with a smaller elementary school bond proposal for a site on Frank Road; he said the district’s prior bond attempt failed. No board action was requested on the school planning update.
The board closed the meeting after the reports.
