Mark, a staff member, told the commission the plat divides the property into three lots labeled 2B, 2C and 2D, and that all three lots remain in the county for now. He said Lot 1 sits adjacent to the proposed lots and currently is a private parcel. Because the bypass access is restricted by DOT, the plat includes a 20‑foot ingress/egress easement that will run across the properties and connect to Lot D and Commerce Street. Mark said the applicant will work to vacate a portion of Lot 1 and convert that portion into Commerce Street to provide a public connection.
Don Peterson, representing the applicants, participated in discussions about straightening Lot 1 and preparing right‑of‑way adjustments. Mark said portions of Lots 2B and 2C cross the current city line; the applicants plan to annex part of the property, which will require further plats and coordination because a single plat cannot contain parcels in both county and city jurisdictions.
Commission members voted to approve the plat as presented. The record shows the vote was taken by voice — "aye" and "nay" were called — and the chair declared the motion carried; the transcript does not list individual vote tallies or a roll‑call vote.
