The Planning Commission recommended approval Thursday of a future land use change for a 9.59-acre parcel on the south side of Atlantic Avenue to the Commerce designation, intended for low-trip employment uses in the Ag Reserve.
The applicant said the Park West Commerce South site would be developed with a modest 46,200-square-foot warehouse-office use and that the project includes realignment of Persimmon and Starkey roads to improve safety and connectivity. The applicant also told commissioners it will invest in roadway improvements at the Atlantic-Starkey intersection and coordinate with Delray Lakes Estates residents. Staff recommended approval with the typical condition that the future land use change and the concurrent zoning application be heard together at adoption.
Speakers at the hearing included residents and leaders of the Alliance of Delray Residential Associations, who said they had met with the applicant and were satisfied that the proposal was reduced in intensity from earlier concepts and included roadway improvements. One resident noted the applicant’s willingness to purchase the adjacent 10-acre parcel to improve alignment and traffic control.
After brief discussion about compatibility and the road design, commissioners approved the application by roll-call vote. Staff will continue to work with the applicant and with Palm Beach County traffic staff as the zoning and site-plan applications are processed.
