Staff noted the site is in city of St. Matthews jurisdiction and that the DDP proposes a one‑story medical office with a private drive dedicated for a future extension of Perryman Road. The plan shows client drop‑off and parking in front and to the rear with a proposed right‑of‑way dedication on the plan for Perryman Road’s future extension; staff said St. Matthews expected the road dedication to be coordinated when adjacent properties clear title or obtain land for the full extension.
The applicant proposed a 7‑foot privacy fence along the property edge where the site adjoins DeHart property; representatives said the fence height was limited to 7 feet by St. Matthews code. Staff found the rezoning consistent with Plan 2040 and concluded the DDP meets LDC standards.
Commissioners voted to recommend approval to St. Matthews; the DDP recommendation included the binding element requiring a 7‑foot privacy fence in the location shown on the plan. St. Matthews City Council will consider the rezoning and DDP.
