Boulder County commissioners on Tuesday voted to call up a site-plan review for a proposed addition to a home at 5775 J Road for a public hearing after one commissioner asked to review visual and massing impacts.
Community Planning and Permitting planner Pete Lange told the board the department approved SPR-24-0070 on March 5, 2025, allowing 12,719 square feet of additional residential floor area that would result in 6,021 square feet on the parcel, above the neighborhood’s presumed compatible size of 5,036 square feet. Staff said the applicant justified the increase by counting an existing 582-square-foot basement that is entirely below grade and not visible, and staff placed a cap on visible, above-grade floor area to match the presumed size.
A commissioner said the proposal included an additional 748 square feet on a second floor and asked for a public hearing to examine visual impacts, massing and sight lines. Other commissioners said they had reviewed the packet and were generally in agreement with staff’s analysis but supported holding a hearing at the requesting commissioner’s request. The board voted to set SPR-24-0070 for a public hearing.
The hearing will give neighbors and interested parties an opportunity to review proposed elevations, view impacts and staff conditions before the board issues a final decision.
The action does not approve or deny the project; it directs staff to schedule the item for full public review and hearing.
