Sudbury HDC approves replacement of six casement windows at 181 Dutton Road; applicant changed on record

The Sudbury Historic District Commission on April 3 approved a certificate of appropriateness to replace six grouped casement windows at 181 Dutton Road, three of which will be operable. The owner, Gary Christelis, presented materials and specifications for an all-wood exterior casement window product proposed as an alternative to the Renewal by Andersen system previously under consideration.

Christelis explained the existing custom windows have failing seals and that he had provided specifications and photos to the commission by email. Commission staff said those materials had not been included in the agenda packet but were displayed during the meeting. Beth (staff) described the proposed all-wood casement unit as having "simulated divided light with spacer bar, 5/8-inch putty glazed, exterior muntin profile ... all wood" and said, "this looks like what I what I'm at least looking for on your house and what's appropriate for your house."

Commissioners asked questions about operation and screens; Christelis said the three operable casements would have interior-mounted screens. There were no public comments.

The commission voted to approve the application as presented on April 3, 2025. Commissioner Taryn Trexler abstained from the approval vote citing late arrival at a prior meeting; commissioners Chris Hager, Griff Noble, Pete Ibanella and Anu Shah voted in favor. After approval, the commission voted to change the recorded applicant name on the case file to Gary Christelis (owner) and that motion passed unanimously.

Beth confirmed staff would amend the file to show the homeowner as applicant.
