Public comment was limited; the Planning Commission discussed whether the proposed use fit within the Gateway overlay and whether reduced parking and front‑of‑building parking were appropriate. Commissioners expressed discomfort with a tire shop as the primary use in that specific gateway location.
The commission voted to deny the special use (5‑0) and then denied both variances for parking and GCOD standards; the denial was unanimous. The Planning Commission’s recommendation will be forwarded to the Board of Commissioners for final action at the May public hearing.
The applicant may revise and resubmit or pursue an appeal to the Board of Commissioners.
