Planning commission denies proposed Yellow Creek campground and event facility rezoning

Katie Greenway, planning and zoning administrator, said staff recommended denial. Applicant Alon Rosner described plans for a small “glamping” operation with about eight to 10 domes, an on‑site Airbnb and occasional weekend events; he suggested a reduced or special‑use approach as an alternative to full PCD zoning. During questioning Rosner estimated a fully booked maximum occupancy could reach roughly 200–250 people and said he had not finalized square footage for an event venue.
Extensive public comment opposed the rezoning. Neighbors cited the comprehensive plan, the long‑standing rural residential character of the Yellow Creek peninsula, concerns about increased traffic on winding two‑lane roads, potential late‑night noise and trespass, effects on tree cover and fire risk near the lake, and the prospect that a PCD zoning could allow broader commercial use if the campground proved unsuccessful. Speakers submitted a packet of exhibits and urged the commission to adhere to the county’s recent comprehensive plan.
Commissioners said the application raised precedent and compatibility questions. After closing the public portion, the commission voted to deny all components of the application. The Planning Commission’s recommendation will be forwarded to the Board of Commissioners for final action at a public hearing in May.
No member of the commission voted in favor; the vote was recorded as unanimous denial.
