The Hall County Planning Commission on April 7 unanimously approved a set of variances to reduce yard setbacks at 3384 Lee Drive so the property’s existing single‑family residence, a carport and a relocated shed meet zoning requirements.
The commission’s approval grants several variances for the existing residence and the proposed carport, reducing left and right side setbacks and the rear setback for the house and allowing the carport to sit closer to the front and right property lines. Commissioner Hunt moved the motion; Commissioner Varner seconded, and the commission voted aye on all items.
Katie Greenway, Hall County planning and zoning administrator, told the commission staff recommended denial because they found “no hardship,” and displayed an updated site plan showing the shed moved to a location between the house and carport. The applicant, Nancy Munteen, said the shed is currently on wheels so it can be moved while the carport is built and that when permanently positioned it will sit five feet from the property line.
The commission’s motion lists specific setback reductions for the existing house and the proposed carport (left side, right side and rear setbacks for the house; front and right side setbacks for the carport) to bring the structures into compliance. The panel noted the Planning Commission’s decision is final unless appealed to the Board of Commissioners; if appealed the Board will hear the matter at its public hearing in May.
No members of the public spoke for or against the request during the public comment period.
The applicant was asked to check in with staff ahead of any Board of Commissioners hearing for guidance on next steps.
Votes at the meeting were taken on the record and recorded as unanimous in favor during the motion and vote sequence.
