Commissioners approve amended conditions for Candler Road industrial site with retroactive permit requirement

The Hall County Board of Commissioners approved an application to amend zoning conditions for a 59.62‑acre heavy industrial property on Candler Road to allow additional office‑warehouse buildings, adding a requirement that the applicant obtain a retroactive building permit and third‑party inspections.

James Irvin, the site civil engineer representing the applicant, told the board the owner decided not to move a previously planned 50,000‑square‑foot welding building to the property and instead will construct four 6,000‑square‑foot buildings with some outdoor storage. “In the end, there’s actually going to be less building area than what was previously approved,” Irvin said, and he confirmed the applicant will meet gateway corridor standards and the Planning Commission’s recommended conditions.

After discussion, a commissioner moved to approve the application with Planning Commission’s 11 recommended conditions and to add a twelfth condition requiring a retroactive building permit to be obtained within 60–90 days of land‑disturbance permit approval; the applicant must use third‑party inspectors and provide required documentation to Hall County permitting and inspection staff. The motion was seconded and passed by voice vote.
