The Hall County Board of Commissioners on March 27 approved an amendment to the conditions of zoning for industrial development on combined parcels at 0 and 2010 Candler Road, authorizing additional office-warehouse buildings subject to 12 conditions.
Background and request: The applicant sought to amend prior conditions for a heavy industrial, Gateway Corridors Overlay District site to allow additional office-warehouse buildings. Planning staff said the Planning Commission recommended approval with 11 conditions and that there were no changes to the application since the commission hearing.
Applicant presentation: James Irvin of Foothills Land Design, representing the applicant, told the board the owner had decided not to move a previously planned 50,000-square-foot welding building to the site and instead proposed four 6,000-square-foot buildings with some outdoor storage. “We will meet the gateway corridor standards, and we are in agreement with the planning commission's recommended conditions,” Irvin said.
Board action: A commissioner moved to approve the request with the planning commission’s 11 conditions and to add a twelfth condition that requires the applicant to obtain a retroactive building permit within 60–90 days of approval of a land-disturbance permit; the amendment also requires third-party inspectors to provide necessary reports and documentation to Hall County permitting and inspection as required. The motion passed after a second and a vote in favor was called by the chair.
What the added condition requires: The twelfth condition states the applicant must secure the retroactive permit within the specified timeframe; the applicant must use third-party inspectors to produce the documentation required under Hall County permitting and inspection regulations; and no other building permits shall be issued for the project until the retroactive permit for the existing unpermitted building is obtained.
The board approved the amended conditions and closed the public hearing for this item.
