The Norwalk Parking Authority voted unanimously to establish a formal procedure for regular conditions assessments of parking garages and authorized staff to return next month with a detailed proposal, including recommended frequency and vendor options.
Staff explained that comprehensive conditions assessments review structural elements, mechanical systems and safety features and typically document immediate repairs and long-term maintenance schedules. The authority’s last assessment was completed in 2022; staff said that firm’s report has been used extensively in planning current work at Yankee Doodle, Haviland and Maritime garages.
Nut graf: Commissioners approved creating a recurring, documented assessment procedure so the authority can budget proactively, prioritize repairs and reduce reactive maintenance costs.
In discussion, staff said initial research suggests assessments every other year would be appropriate with flexibility to increase frequency if a serious issue is identified. Staff said it will solicit proposals from qualified firms, mentioning Desmond and another firm already involved in the authority’s aesthetic work as likely candidates.
Ending: Staff will prepare a recommended procedure, frequency, scope and cost estimate for the commission to consider at the next meeting.
