Mooresville plan commission sends favorable recommendation to town council for rezoning at 350 Bridge Street

The Mooresville Town Plan Commission voted 4-0 Thursday to send a favorable recommendation to town council for rezoning 350 Bridge Street (Case 25-151) from I-2 (industrial) to B-3 (business).
The change, proposed by Sunco Construction and presented by Riley Greenup, Sunco Construction representative, would align the property’s zoning with existing uses and allow commercial tenants including a coffee shop, an aesthetician and a private sports-training facility, Greenup said.
The rezoning could allow faster reuse of a building that Greenup said “we own the building at 350 Bridge Street” and that has long operated under industrial zoning, he told the commission. The plan commission heard one public commenter, Mark Taylor of 331 Bridge Street, who said he supports the zoning change but urged a traffic study because several roads and driveways converge near the site.
Taylor said semitrailer traffic had come near his driveway and that “there’s 1 stop sign” at the nearby intersection where Bridge Street, Bolton Avenue, a driveway and an alley all converge. He asked that the town perform a traffic study after the new businesses open.
Commission members and staff responded that, based on current uses and the projected tenants, an immediate traffic study appeared premature but that the town could revisit traffic controls as development proceeds. A staff member noted that state statute and the town’s schedule affect when town council will hear the rezoning; the plan commission’s recommendation will be forwarded for consideration at the council meeting following certification.
Before the public hearing, commissioners noted that four members were present; under Indiana law the panel needed those votes to act. After discussion, Josh (last name not specified), a plan commission member, moved to forward a favorable recommendation; the motion passed, 4-0.
